WATER:

Water is plentiful and available via owner installed private wells. Flow & quality are ample for domestic purposes. If you have livestock or plan to irrigate an orchard you will need a well. My wife and I have lived here for over nine years on an excellent and affordable water delivery service that will deliver 2000 gallons to your tank upon your request for as little as $50. to $80.
depending on your location at Sierra Verde. You can buy a 2500 gallon water storage tank for $950. + or - $50.

ELECTRICITY:
Being an active and working cattle ranch there wasn't much need for electricity on most of Sierra Verde. There are a couple of trunk lines to the main ranch headquarters.

Thank goodness we have not had a black out or an electric bill for over 9(nine) years !!! We live quite comfortably on SOLAR and wind power. We run a freezer, microwave oven, the Whirlpool duet washer and dryer, big screen TV, computer, monitor, scanner, printer, copier, vacuum cleaners, satellite TV's, and the Internet off of satellite. Everything is do-able, we simply get there differently than what most folks are used to. My Princess will not be denied.

When we first bought here my wife asked, "Do you actually think human beings could live here ???" I responded, I don't know about human beings but you and I are going to be living here pretty soon. Today my inner city Chicago Polish Princess is quite the Mountain Woman.

HEAT:
We heat our home with a wood stove. We live in the woods. We have a gas (propane) 350,000 BTU forced air furnace. We installed it to satisfy our mortgage company. They wanted a conventional heat source. We have never used it. I turn it on once a year, make sure it is in good working order, then shut it off. a great back up system. The wood stove is excellent, a great ambiance, keeps our home at 72-75 degrees all winter long, or warmer if you want it. We burn about a chord and a half of firewood per winter. The winters are mild. we're from CHICAGO. The juniper & cedar sure smells good. The wood is free, except for your labor and the gas for your chain saw, if you cut the "dead fall" just laying on the ground. I have never cut a live tree for firewood. If you don't want to cut your own you can buy a chord + from local folks that provide that service.

We cook, heat our hot water, run 2 refrigerators, and dry our clothes with Propane. We have a 500 gallon propane tank which we rent for about $65. per year. With the tank rental you get a complete gas service provided by the propane company. We use about 350-400 gallons per year, delivered to our tank.

TELEPHONE:
Cell phone. We live on Verizon Wireless. AT&T, ALLTEL, & U.S. WEST, are also available. The PCS networks, SPRINT, SINGULAR, NEXTEL, etc. are not here yet but plan to be here in the near future. Still about a 100 mile gap in their tower system. Sometimes NEXTEL works here.


ACCESS:
All properties have legal access along Yavapai County recorded easements. Roads are maintained annually and each property owner pays a $3.00 per year per acre fee. So if you own a 40 acre parcel your annual dues are $120, 36 acres = $108, etc.

Due to increased fuel prices, we have had our first increase in this fee since Sierra Verde opened in 1996. Dues went from $2.50 to $3.00 per year per acre effective January 1, 2007.

COVENANTS:
THERE A 5 BASIC CC&R'S. (conditions, covenants and restrictions)
1.  NO COMMERCIAL BUSINESS. (RESIDENTIAL / RECREATIONAL ONLY)

2.  NO SWINE. (A STATE LAW)

3.  NO OPEN STORAGE OF JUNK & TRASH. (We are entitled to our junk, just build a fence around it so no one has to look at it)

4.  NO DISCHARGE OF FIREARMS. (A STATE LAW) (No shooting on residentially zoned property any where in Arizona) However we can hunt in the State Trust Lands provided we have a current license and a tag for the game in season) WE ARE IN THE HEART OF ELK,  DEER, & ANTELOPE & JAVALINA country. Remember the State Trust lands border most of our properties or is nearby.
5.  ANY THING WE BUILD NEEDS TO MEET THE YAVAPAI COUNTY BUILDING CODES. Pretty much standard UBC building codes. (The spirit of the codes is safety, good plumbing, electrical, propane lines, septic etc.) THAT'S IT. Permits are very reasonable.

PRICES & TERMS:
All prices are incredibly reasonable.
Most parcels are 36+ acres. Most between 36-40 acres.

Prices start at $39,900 for grasslands, great ranch & horse property. Mountain land with trees and views start at $59,900. and go to the low $100,000.'s

Terms are available on most properties. Some listings are cash only.

There are two programs.
# 1. FORECLOSURES.
Foreclosures require 10% down minimum.
A 3% discount after 20% down.
a 5% discount for cash in full.

# 2. LISTINGS.
Listings require 12% down minimum
Some listings require more down than others.
A 3% discount for 20% down.
A 7% discount for cash in full.
We've only had one listing that offered no discounts.

15 year note.
No prepayment penalty.
11% interest.
Many of our listed properties have assumable seasoned
notes cash to mortgage.

FORECLOSURES ARE TITLE INSURED BY FIRST AMERICAN TITLE INSURANCE COMPANY.

LISTINGS ARE TITLE INSURED BY CHICAGO TITLE INSURANCE COMPANY.

The features of the property determine the price. Land that borders 640 acres of State Trust Land has greater value than land that does not.
Land that borders 1,250,000 acres of the Prescott National Forrest has greater value than land that does not.
Land with tall dense tree cover has greater value than land with short, light tree cover.
Land with 100 mile views has more value than land with modest views.
